Non-Residential or Multi-Unit Residential

Building permits are required to construct, modify or renovate a non-residential or multi-unit residential building (4 units or more).

Application

You will need a set of drawings, and the following forms to make an application.

Fees

Group A: Assembly (new building or additions)

Building Permit fee per square foot of area being constructed (finished)  $1.60
Building permit fee per square foot of area being constructed (shell only) $1.40

Group B: Institutional (new building or additions)

Building permit fee per square foot of area being constructed (finished)  $1.70
Building permit fee per square foot of area being constructed (shell only) $1.50

Group C: Residential (new building or additions)

Building permit fee per square foot of area being constructed (apartment) $0.80
Building permit fee per square foot of area being constructed (hotel/motel) $1.35
Building permit fee per square foot of area being constructed (residential care facility) $0.95

Group D: Business and Personal Services (new building or additions)

Building permit fee per square foot of area being constructed (finished)  $1.35
Building permit fee per square foot of area being constructed (shell only)  $1.15

Group E: Mercantile (new building or additions)

Building permit fee per square foot of area being constructed (finished)  $0.95
Building permit fee per square foot of area being constructed (shell only) $0.75

Group F: Industrial  (new buildings or additions)

 Building permit fee per square foot of area being constructed (finished)  $0.55
 Building permit fee per square foot of area being constructed (shell only)  $0.45

All Groups: interior renovations or interior finishes (from shell)

Building permit fee per square foot of area being renovated $0.35
Building permit fee per square foot of area being finished (from shell) $0.25

 A minimum charge of $75.00 is applicable to all building permits

Additional charges (such as development charges, parkland dedication fees, etc.) may also be applicable.

You must pay the fees when you apply for a building permit on the second floor of City Hall in the Integrated Planning and Public Works department at 100 Regina St. S. We accept cash, cheques and debit.

Timeline to review applications

Small Buildings 15 business days
Large Buildings 20 business days
High Buildings and/or Complex Buildings 30 business days

Additional approvals (such as site plan approval, engineering approval, ect.) may also be applicable.
