City advances plan to bring medium rise housing to Sugarbush South

Council approved the next stage of the City’s Corridor Expansion Study and Plan: to prepare a comprehensive land use plan and planning framework for the Sugarbush South area to enable missing middle housing in the neighbourhood. This initiative, part of Waterloo’s Housing Accelerator Fund action plan, will help address housing affordability and supply by facilitating much needed mid-rise housing near transit, near the post-secondary institutions and two light rail transit stations. This initiative is estimated to support an additional 4,800 bedrooms in three to eight storey buildings such as stacked townhouses and mid-rise apartments. Staff engaged with residents in the Sugarbush South area and other interested parties through the summer of 2024 (including an online survey, virtual public meeting and in-person meeting), and that feedback will be considered in the development of the planning framework for the neighbourhood.
