Not sure if you need a building permit? Use this guide to find examples of projects that do and don't need a permit.

Check your project

You will usually need a permit if your project involves building, enlarging, altering or demolishing a structure. You don’t need a building permit for routine maintenance or small projects that don’t change a structure.

Examples of projects that need a building permit

Decks and balconies more than 24 inches above the ground Building permit

Decks less than 24 inches high with no roof

No permit

Porches, gazebos, or cabanas over 10 m² (108 ft²)

Any structure attached to a house

Detached sheds up to 15 m² (161 ft²) that are:

  • only one storey tall
  • not attached to any other structure
  • used only for storage
  • without plumbing
No permit

Additions or alterations to a structure over 10 m² (108 ft²) or that contains plumbing

Building permit

Replacing a plumbing fixture with the same type in the same location

No permit

Re-shingling a roof, if you remove the old shingles

No permit

Replacing siding on a house, garage, or accessory building

No permit

Installing an eavestrough if drainage doesn’t affect other properties

No permit

New homes, additions, or secondary units

Building permit

Multi-residential (4+ units) or non-residential buildings — when constructing, renovating, or modifying

Demolishing all or part of a building, including interior demolition

Renovating a basement, such as:

  • finishing an unfinished space
  • adding or removing walls
  • changing insulation type or R-value
  • making structural changes
  • adding or changing plumbing
  • creating a second unit
