Renew your rental licence

You need to renew both long-term and short-term licences annually. Follow these steps to renew.

First time applying? 
Apply for a long-term licence (over 30 days) or a short-term licence (30 days or less, e.g. Airbnb).

1. Find your renewal date

The first renewal is on March 31. After that, licences renew based on the property’s street name:

  • A to D renew on March 31
  • E to M renew on August 31
  • N to Z renew on November 30

The first renewal fee will be prorated to cover the time between March 31 and your assigned renewal date – for example, 16 months for an August 31 renewal or 20 months for a November 30 renewal.


2. Prepare your documents

All forms must be dated within the past 12 months.

  • updated criminal record checks
    • required for each owner and applicant
    • required for all directors and officers, and shareholders with more than 30% ownership, if the owner is a corporation
    • get a criminal record check through Sterling Backcheck online service or your local police service
  • updated Electrical system inspection form (PDF)
  • updated floor plan – if any changes have been made
  • updated parking plan – if any changes have been made

3. Renew online or in person

Use our online application to renew. Pay with a credit card.

Renew rental licence online

You can also renew in person:

  • bring your documents to the Municipal Enforcement counter, first floor of City Hall
  • pay with cash, debit, credit, cheque or money order – payable to City of Waterloo

A late fee applies if you miss your renewal date.


4. Pay renewal fees

Fees depend on the type of rental unit. If you’re not sure which class your rental falls under, check rental licence classes.
