How property taxes are calculated

Property taxes are calculated by multiplying the value of your property by the tax rate.

  • the Municipal Property Assessment Corporation (MPAC) sets property values
  • the City of Waterloo, Region of Waterloo and school boards set tax rates each year
  • rates change each year based on the value of all properties and how much funding is needed to provide services

2025 residential tax example

In 2025, the residential tax rate is 1.365525%.

For a home valued at $405,000 in Waterloo, this works out to $5,530.38.

Of that total:

  • City of Waterloo gets 30%
  • Region of Waterloo gets 59%
  • your school board gets 11%

The city collect taxes for all 3, but only set our own portion.
